Cap sheet roofs, or mineral paper flat roofs, as we used to call it, is an old school heavy tar paper flat roof system with a granule that looks like colored sand, but is more comparable to tiny fired bricks on their surface. This can be glued, nailed or “torched” down and is often placed over an existing BUR flat roof surface. This mineral surface is the same as a typical asphalt single roof on your typical home. 3 foot wide roofing sheets are tared at the bottom and nailed at the top, working their way to the highest point. These roofs are quite durable, with an average life of 16.3 years, which is seriously on a decline, life-wise, because asphalt producers continue to place more fillers, which is just dirt in their products. This filler content is now between 40% to 60%.
An additional note: The application of thermally reflective cool roofs can save money and extend the life of you expensive A/C equipment on any flat roof. 777 roofing resurfaces and restores flat roofs, commercial roofs, industrial roofs, metal roofs, TPO roofs, Hypalon roofs, cap sheet roofs, tar roofs, EPDM roofs (rubber roofs) and “mod bit” or BUR roofs, PVC roofs, Astec roofs, TroCal roofs, Armstrong roofs and “the worlds best roof” (when it wears out sooner than advertised) Duro-Last or durolast roof.
