Cap sheet roofs, or mineral paper flat roofs, as we used to call it, is an old school heavy tar paper flat roof system with a granule that looks like colored sand, but is more comparable to tiny fired bricks on their surface. This can be glued, nailed or “torched” down and is often placed over an existing BUR (built up roof) flat roof surface.  This mineral surface is the same as a typical asphalt single roof on your typical home. Three foot wide roofing sheets are tarred at the bottom and nailed at the top, working their way to the highest point. These roofs are quite durable, with an average life of 16.3 years, which is seriously on a decline, life-wise, because asphalt producers continue to place more fillers, which is just dirt in their products.  This filler content is now between 40% to 60%.

Failed Cap Sheet Roof

Once the roof begins to fail, they are a perfect candidate for roof restoration and roof resurfacing because of the highly porous and rough surface, which provides many times the adhesion area of any other roof type. These roofs react well to acrylic if there are no drains or water pathways and the roof is well pitched. It also reacts well with silicone and SPF foam toppings.

  • cap sheet
  • tar roofs
  • EPDM roofs (rubber roofs)

and all our flat roofs are thermally reflective “cool roofs”.  We repair, restore and resurface and also provide the absolute best PVC roofs, such as the IB Systems PVC roofing by 777 Coatings Corporation, AKA 777 Roofing.  As an expert multifaceted roofer, 777 Roofs is your best roofing choice on any flat roof surface and in some cases, our roofs may carry a tax advantage over others.  In the case of RC Willey, this decision to resurface with silicone may save them hundreds of thousands of dollars in cash up front, compared to “capital improvements” and the terrible consequences of replacing your flat roof.

An additional note:  The application of thermally reflective cool roofs can save money and extend the life of you expensive A/C equipment on any flat roof. Since we install all types of commercial roofs, we will steer you to the right choice for your flat roof, your conditions and your budget.
